Infrastructure and Amenities

Peaceful living on a quiet coastline with all the modern amenities. Finca Del Mar has been engineered to allow for a convenient, easy lifestyle developed in a responsible manner. Our community has private beach access through the community beach club and common area. We are accessed by paved road from Managua to 13 kilometers of the site; the last 11 kilometers is a current all-weather road which is projected to be paved in the near future.

Beach Club
On a sprawling 4-acre site stretched along the shoreline, the beach club will consist of a traditionally styled rancho overlooking the Pacific Ocean. This communal space alongside the estuary of a creek will include a multi-use pavilion and swimming pool. A great area for lounging in hammocks and catching up with neighbors under the shade of tall tropical trees. An elevated walkway leads from the clubhouse across the protected mangrove to a broad beach with fun surf. The beach club bar will offer cold beers and margaritas and the club house will also include a restaurant and retail store.

Green Areas
20% of Finca Del Mar, or 18 acres of land, is being preserved as natural green zones. This includes the creeks and their riverbanks, tropical forests and mangrove habitats along the estuaries.


Hike nature trails along our creeks

Sunset Park
This beautiful park, centrally located on the property, will include a 50-ft sunset tower. Perfect for absorbing golden sunsets with your friends while enjoying wine and cheese or a couple of local cervezas.

Network of Nature Trails
Getting around Finca Del Mar is a quiet, enjoyable experience. All lots, Sunset Park, and the Beach Club are connected through a network of nature trails running alongside the creeks and the wooded areas. Great for hiking, running, biking or birdwatching - experience the tranquility of an early morning surf check with your favorite coffee.

Other Amenities
We cater to outdoor enthusiasts eager to swim or surf in the ocean, hunt seashells and driftwood, go horseback riding, surf cast from the beach, or do laps in the pool. Our proximity to the capital city of Managua is a huge plus. From the airport you can be at your home on the coast in an hour 1/2. Managua is the financial, shopping, and transportation center of Nicaragua.

Home Owner Association
Our home owner association (HOA) is organized to maintain the common grounds and general upkeep and security of Finca Del Mar. The HOA fee will cover the maintenance of our streets, community spaces, trails, general community security, utilities and administration of these services. This will assure that whether you live here full time, or use this as your getaway second home, Finca Del Mar will be kept secure, pristine and maintained for your enjoyment.

The annual association fee is very affordable, and is set at $500 per quarter acre of lot size.
